A neighborhood built mostly in the 1950s
Redford Township sits between Livonia and Detroit, and its housing tells the story of the postwar boom. The township's historical commission estimates that about 60 percent of Redford's homes were built in the 1950s. Most of the rest predates that era: Redford also has a collection of century homes, some from the 1910s and 1920s. The result is block after block of brick ranches, bungalows, and Cape Cods on modest lots, with older houses mixed in.
Common findings in Redford homes
Seventy-year-old houses tend to share issues. We often see original or older galvanized supply piping, cast-iron or clay drain lines, and electrical systems that were upgraded in pieces over the decades. We check whether the electrical service is adequately sized, whether outlets are grounded where they appear to be, and whether there are signs of amateur wiring in basements and garages. Old furnaces, chimneys serving gas appliances, and basement water heaters get a careful look for safe venting.
Inspection scope: For any homeowner, whether you're buying, selling, or simply maintaining your home. Our home inspection is a visual inspection of the home's readily accessible systems and components.
Basements and the sewer connection
Basement water is a major concern across this part of Wayne County, both from groundwater seepage and from sewer backups during extreme storms like the regional flooding in the summer of 2021. We look for water staining, efflorescence, past patching, the condition of floor drains and any backflow devices, and whether downspouts are tied into the sewer or discharge to the yard. For older homes we often recommend a sewer camera inspection by a plumber, because roots and broken clay pipe in the lateral are expensive surprises.
Garages and outbuildings
Detached garages are common on Redford lots and are often older than the house's latest updates. We check their roofs, slabs, overhead doors, and any wiring run out to them.
