From farmland to one of Wayne County's biggest communities
Canton Township had about 11,000 residents in 1970 and nearly 99,000 by the 2020 census. Its growth took off in the 1970s once sewer and water lines were extended and I-275 made the whole metro area an easy commute, and the township says some years saw around 2,000 new homes. Construction slowed during the early-1980s recession, then picked up again through the rest of the 1980s, the larger-home subdivisions of the 1990s, and steady building after 2000.
Why 'newer' doesn't mean 'no issues'
A lot of Canton homes are 25 to 50 years old, which puts them squarely in the age range when big-ticket components come due at about the same time. Original furnaces, central air condensers, water heaters, and asphalt roofs from the 1980s and 1990s may be at or near the end of their typical lifespans, even in a house that looks great from the curb. We record approximate ages where we can find them so you can plan, not guess.
Inspection scope: For any homeowner, whether you're buying, selling, or simply maintaining your home. Our home inspection is a visual inspection of the home's readily accessible systems and components.
Production-built homes have patterns
Tract and production builders reused the same floor plans street after street, so we often see the same details repeat across a subdivision, both good and bad. We pay attention to attic ventilation and bathroom fans that vent into the attic instead of outside, poured basement walls with shrinkage cracks, window and door flashing, deck ledger attachments, and grading that has settled over the years around the foundation. Accessible sump pumps get a close look and, where it's safe to do so, a basic operational check, because in a heavy Michigan spring the pump is what keeps a finished basement dry.
Inspections for every stage
We inspect for buyers, for sellers who want to get ahead of a buyer's inspector, and for owners who just want a maintenance checkup. Canton families also lean on us for mower and snowblower repair and, through Cozy & Clean, for move-out or move-in cleaning.
