Mature lots, mid-century to 1980s homes

Farmington Hills is the Oakland County side of our service area, just north of Livonia across Eight Mile. Much of its single-family housing dates from the 1960s through the 1980s: two-story colonials, brick ranches, split-levels, and tri-levels on larger, tree-shaded lots, with fewer new subdivisions after open land became scarce. Big trees and rolling ground give the city its character, and they also shape what we look for during an inspection.

Trees, roofs, and gutters

Mature canopy means more debris on roofs and in gutters, more shade that lets moss and algae grow on shingles, and roots near foundations, driveways, and sewer laterals. We look at roof covering condition and flashing, gutters and downspout discharge, and any tree limbs over the house. In homes with original or older sewer lines, a camera scope of the lateral by a plumber is often worth the modest cost, and we'll tell you when we think it is.

Systems from the 1960s to 1980s

Homes from this period can still have original components that deserve attention. Some electrical panel brands from the era, such as certain Federal Pacific and Zinsco panels, have reliability concerns, and we recommend an electrician's evaluation when we see them. Homes wired in the mid-1960s to early 1970s may have aluminum branch wiring. Split-level and tri-level designs often have a lower level partly below grade, which makes grading, window wells, and sump systems especially important. We also check furnace and air-conditioning age, ductwork, and attic insulation.

Inspection scope: For any homeowner, whether you're buying, selling, or simply maintaining your home. Our home inspection is a visual inspection of the home's readily accessible systems and components.

Additions and remodels

Over 40 to 60 years, many Farmington Hills homes have gained family rooms, sunrooms, finished basements, or reworked kitchens. We look at how additions tie into the original roof and foundation, and whether heating and electrical were extended to them sensibly.
